The aim of this project is to develop a model for assessing the suitability of energy efficient retrofitting measures and their corresponding economic and environmental performance in the existing stock of office buildings. First of all, the existing stock of office buildings will be segmented according to their construction characteristics and their energy performance by means of the statistical analysis of more than 9,000 energy certificates issued in Catalonia since the entry into force of the Royal Decree 235/2013. For each identified segment, the number of required case studies will be determined according to their representativeness using data provided by the National Property Registration Office of the Spanish Ministry for the Treasury and Public Administration Services. Secondly, HULC (Lider Calener Unified Tool) energy performance certificates satisfying the requirements of each segment will be selected from the energy performance certificates database taking into account their accuracy and comprehensiveness. The energy performance of implementing several energy saving measures (individually or combined) in each case study will be simulated using the HULC software. Simultaneously, the corresponding economic and environmental performance will be assessed taking into account the whole life cycle of the energy saving measure(s). Finally, an integrated model for assessing the energy efficiency improvement of the existing stock of office buildings will be developed taking into account the energy, the economic and the environmental terms. Use cases and corresponding displaying strategies will be analysed, taking into account the stakeholders that may benefit from the model. Obtained results will be particularly useful for public organizations aimed to promote the energy efficiency of the built environment. The results of this project will allow guiding financial incentives for buildings retrofitting or adapting existing regulations to promote the energy efficiency in old buildings. Likewise, the results of this project will assist those owners or managers of buildings out of the scope of Royal Decree 56/2016 about energy audits (office buildings related to industrial activities in big companies not covering the offices when conducting the energy audit and all the office buildings related to industrial activities in small and medium companies). Results will also be useful for those office buildings out of the scope of the Royal Decree 235/2013 about energy certification of existing buildings (office buildings occupied by a public authority with less than 250 m2 or not frequented by the public). The project is also expected to stimulate the existing energy retrofitting market since the developed model can be useful for professionals related to building retrofitting or energy service companies during the decision making process.
